COMMERCIAL real estate with beachside location rarely go under the hammer, even in Far North Queensland but this month sees two prime properties up for sale. 

Popular dining spot Coolums on the Beach at Holloways will be auctioned next month, while one of Cairns' most exclusive beachfront holiday properties is also up for sale.

Coolums on Hibiscus Lane, Holloways Beach, has been a mainstay for local dining since it opened 17 years ago.

And Colliers International agent Stuart Carr said similar opportunities are often "once in a life time" chances, since long-term owners John and Sylvia Guyatt have decided to move on.

"It’s very rare, very rare to see this sort of property," he said.

He said the beachfront restaurant he was selling was one of the few that had appeared on the market recently.

"It’s not very often that you have no reserve or road between you and the beach," he said. "This is perfect."

The renovated three-level building boasts a restaurant and bar area and is only 20m from the beach.

Also, one of Cairns’ most exclusive beachfront commercial properties is on the market for $7.9 million (negotiable) after its Palm Cove investor owner decided to sell recently.

The Saray’I boutique beachfront hotel boasts 24 studio and one-bedroom apartments on top of a fully licensed bar.

The original owners of the complex also operated two roof-top penthouses overlooking the Coral Sea and Double Island as part of the expensive accommodation facilities but agents Edge Hill Professionals said investors could easily turn the property into just about anything.
