GIVEN its location in an area dominated by warehouses, there's every chance a big business chain or investor will buy a property that is listed for sale on the edge of Cairns CBD. 

The 4907sq m L-shaped property covers four lots at 57-59 Mulgrave Rd and 266-268 Draper St.

Agent Kyle Olufson from Cairns Property Office said the land would have to be the last of its size so close to the city.

He said the land could suit many type of operations from large showrooms to warehouses or car yards.

The land is zoned commercial.

"We believe it will receive plenty of interest from local Cairns businessmen, prior to us starting marketing in the southern states," Mr Olufson said.

Although the Cairns economy has slowed in the past six months, Mr Olufson was confident the property would get a buyer.

"I don’t think properties like that are really affected in the way the residential market is," he said.

"We are still seeing record prices on Mulgrave Rd."

Mr Olufson said evidence of that was his firm’s recent sale of an industrial site at 311 Mulgrave Rd, which was bought by a Cairns investor.

The sale price for the site equated to $1100 per square metre, the highest result, on a square metre basis, for Mulgrave Rd this year.

"This property is the most recent Mulgrave Rd parcel of land to sell and it sold at what I believe to be the second-highest sale ever based on a square metre rate upon Mulgrave Rd," he said.

The site at 311 Mulgrave Rd is now available for lease.
