A Far North Queensland real estate agent has just listed the region's most expensive property in the current market which is expected to fetch more than $10 million.

Founders of the Just Jeans Group, Craig and Connie Kimberley, are selling their hilltop retreat, named Kalimna, which is Aboriginal for beautiful place.

Coldwell Banker Barrier Reef Realty director and exclusive agent Chris Buse says the iconic property is the largest private residential property in Port Douglas, on a block of more than 4000sq m.

It has panoramic views over the Coral Sea, Four Mile Beach through to the rainforest.

The residence consists of nine separate pavilions, which cascade down the hillside, linked by elevated walkways, stone pathways and an inclinator.

The home was built in 1991, designed by award-winning architect Christine Vadasz.

"Buildings should merge with the landscape, flowing down and across the land like water. They should respond to the landscape and the local climate,’’ Ms Vadasz once said.

Mr Buse says while it has magnificent views, the property is positioned in absolute privacy and seclusion.

"This is a once-in-a-lifetime opportunity to own the finest expression of tropical living in Australia at the gateway to the Great Barrier Reef and Daintree Rainforest," Mr Buse said.

"It’s an iconic property in Port Douglas. When everyone comes to Port they look up and see the villas – it has always caught people’s eye and people leave town talking about it.

"There’s nothing like this out there on the market so we cannot really compare it.’’

Mr Buse said the Kimberleys no longer used the property like they used to and therefore have decided to sell it.

"The Kimberleys have been coming to Port Douglas since the ‘80s and now Craig’s heavily involved in Herberton Village so they now spend a lot of their time there and that’s where his heart is," he said.

"Which means they don’t need to hold on to their land at Port.’’

From the architecture to design and materials, the villa is a fusion of Asian and tropical influences.

The residence maximises its location with mature, lush tropical landscaping, private sanctuaries and a centrepiece of shared indoor/outdoor living and entertaining.

Wide expansive timber decks curve around the hillside and connect the dining, lounge and living spaces.

The designer kitchen overlooks a landscaped waterfall, which runs into a water garden surrounding the tea house pavilion and further along to the day bed, with views stretching from Double Island, Low Isles and the coastline.

The split-level master bedroom pavilion comprises an ensuite bathroom, indoor/outdoor shower and home office on the lower level.

The pavilion connects via a walkway to the 20m infinity edge pool flanked by a frangipani-cloaked arbour.

There are four separate guest rooms plus a self-contained cottage, ideal for a caretaker or nanny.

Constructed to the highest levels of craftsmanship, the pavilions are built of timber, stone and glass, accented by steeped temple ceilings with exposed beams, allowing light and airflow to permeate throughout the residence.

Mr Buse said Kalimna is being sold by expressions of interest with offers only in excess of $10 million expected.
