Bruce Highway upgrade in Cairns sparks BP centre interest

THE upgrade of the Bruce Highway at Woree is expected to spark a lot of interest in the sale of the BP Southgate Commercial Centre.

Marketing agent Stuart Carr of Go Commercial Cairns is selling the property again after initially selling it for the CEC Group in 2008.

"BP Southgate Commercial Centre is attracting plenty of attention this time around now that the Bruce Highway upgrade has begun," he said.

"The road works will further increase passing traffic and subsequent exposure on Ray Jones Drive as well as the new link road to local White Rock residents, through the front of the golf course which directly passes by the centre."

Mr Carr said the centre used to suffer from the nearby waste management plant but after the Cairns Regional Council installed a third stage the problem had been eliminated.

He said BP reported that the service station was one of the busiest in the state.

Mr Carr said a new lease to the principal contractor for the highway upgrade, BMD, had been signed for two of the tenancies and that Go Commercial’s new office would open in April, leaving four vacant tenancies.

"The property is on the market, both for sale and for lease, and consultants RPS have been engaged on preliminary work to consider strata titling the eight tenancies, including BP, for prospective owner-occupiers," he said.

Mr Carr said the site needed a food outlet that was open for breakfast until late to cater for the increased traffic from the surrounding industrial areas and the afternoon southbound traffic from the CBD.

The rest of the centre was well positioned for both retail display or office space, he said.

"Although we expect to sell the property in a line to one person we will look closely at interest from owner-occupiers seeking to buy individual tenancies."

Tenancies ranging from 115sq m to 450sq m are available for sale or lease and are fully airconditioned and ready for fit-out.

Mr Carr said generous leasing and fit-out incentives are being offered and the sign opportunities were excellent with about 30,000 cars a day passing by.
